If you are the Buyer:
- Maintain current Financial Status, Make NO major purchases or Job changes.
- Be prepared for last minute Lender requirements. Check with your Lender frequently.
- Choose your Homeowner's Insurance as soon as possible. Give your Insurance agent the names and phone numbers of your Escrow agent and your Real Estate agent.
- If your funds will come from out-of-state, Please let your Escrow officer kbnow at least one week before closing.
- If you are unsure about Closing procedures, ask questions. A clear explanation is just a phone call away.
- Your Closing appointment usually takes about an hour. Be sure to know your Escrow Company's hours of operation and make arrangements accordingly.
- Bring a photo ID with you at signing.
- Bring a cashier's check made payable to your Escrow Company to your closing. You can get the exact amount of it from your Escrow officer up to a few days before closing.
- You may not get keys to your New Home until it is funded and recorded, which may be later that day or the next business day. Ask your Escrow officer.
- Try to be considerate of everyone's problems.
If you are the Seller of a Home:
- Maintain utilites, yard and house upkeep as normal, even if you are not living in the property.
The buyer will usually have Home Inspections and there may be repairs requested. Be sure these are finished and resolved in a timely manner.
- Be prepared for delays from your Buyer's Lender. Under some circumstances, Closing date may need to be modified.
- Call your Utility Company with a turn-off date for you so your Buyer can start utilities in their name. If your Closing date changes, change your Utility turn-off date.
- Keep your Homeowner's Insurance in effect until you are all moved into your new home. Some policies cover household goods in transit. You also want to keep the Policy in effect until recordation.
- If you are unsure about Closing procedures, ask questions. A clear explanation is only a phone call away. Your Agent or Escrow officer will be glad to help you.

- Arrange how the buyer will get a key to their new home. Don't forget to leave Garage Door Openers, Mail Box Keys and Number and any Appliance Warranties and Operating Instructions to Sprinklers Systems, etc.
- You may not get your Proceeds Check until the Sale is recorded, which may be later that day or the next business day. Ask your Escrow Officer.
- Try to be considerate of Everyone's problems.
